PROCEDURE: Real estate will be offered Tracts, combination of tracts, and in the aggregate. There will be open bidding during the auction as determined by the Auctioneer.
DOWN PAYMENT: 10% down payment upon signing of Purchase Agreement immediately following the close of bidding. The down payment may be made in the form of cash, cashier's check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Seller's acceptance.
CLOSING: The balance of the purchase price is due in cash at closing, which will target date of 30 days after presentation of insurable title. Buyer(s) will bear the cost of an insured closing if needed.
EVIDENCE OF TITLE: Seller shall provide an owner's title insurance policy in the amount of the purchase price to each buyer.
DEED: Seller shall bear the expense and provide Warranty Deed(s) or Personal Representative's Deed(s) conveying the real estate to the Buyer(s).
POSSESSION: Possession will be day of final closing.
